Polycote Rooflex Sealant is a high-performance, moisture-curing polymer sealant designed to provide a durable, flexible and watertight finish across a wide range of roofing substrates. Its advanced formulation bonds securely to materials including concrete, bitumen, metal, slate, brick and timber, making it ideal for sealing joints, cracks and holes prior to the application of roof coating systems. Once cured, it forms a resilient, UV-stable barrier that withstands weathering and structural movement without degrading.
Supplied in an easy-to-use 380ml cartridge, Rooflex Sealant offers excellent workability and rapid skin formation for fast, reliable application. Its strong adhesion and long-term flexibility help provide lasting waterproof protection in demanding roofing environments.
Typical Uses
Rooflex Sealant is ideal for repairing joints, gaps, cracks and holes in all types of roof area prior to application of waterproof coatings. It is recommended for use with most Polycote roof waterproofing systems. If in doubt, please contact Polycote technical helpline.
Suitable substrates
Rooflex Sealant may be applied to asphalt, bitumen, felt, asbestos, concrete, roofing tiles, slate, brick, stone, cast iron, galvanised steel, aluminium, lead, zinc, glass and timber.
Colour
Rooflex Sealant is grey in colour.
Packaging
Rooflex Sealant is supplied in 380ml cartridges, complete with polyethylene nozzles.
Priming required
Seal porous surfaces with Rooflex Primer first to prepare the surface and to improve adherence and coverage
Application temperature
5ËšC and 35ËšC.
Curing time @ 20ËšC
With a RH of 65%, will form a tack-free skin after 20 minutes and cure at a rate of 2mm per 24 hrs

Preparation
For optimum joint movement accommodation, the joint must be NO LESS THAN 6mm wide. Narrower joints and cracks subject to movement must therefore be raked out and opened out to this minimum size. The prepared surface should be dry, clean, sound and free of flaking or loose material, moss or fungal growth. Any previous joint sealant material should be removed.
Porous surfaces should be sealed with Jointex SP Primer before applying Rooflex Sealant.
Priming
A single coat of Jointex SP Primer should be applied if appropriate using a clean dry brush and allowed to dry for 60 minutes. Rooflex Sealant should then be applied as soon as possible and in any case, within 8 hours.
Application
1. Cut the cartridge tip carefully.
2. Attach the nozzle and cut to required bead size.
3. Apply using a caulking gun.
Application Temperature
Rooflex Sealant should be applied at a temperature between 5ËšC and 35ËšC.
